The steps
Know your number
Our buying power quiz shows your price range and what the payment looks like.
Get preapproved
A lender confirms the amount. We can connect you with one we trust.
Shop smart
We tour homes with you and send you the ones likely to sell below asking.
Offer and close
We write the offer, then handle inspections, appraisal and escrow with you.
What first-time buyers should know
You may need less down than you think
Many first-time buyers put 3% to 3.5% down with a conventional or FHA loan. Eligible veterans can often put nothing down.
Down payment help exists
California programs like CalHFA help first-time buyers with the down payment. Your lender can tell you which ones you qualify for.
Closing costs can be negotiated
When the deal allows, we ask the seller for credits toward your closing costs.
Gift money counts
Money from family can usually go toward your down payment, with a gift letter for the lender.
Questions we get a lot
How much do I need saved?
Enough for the down payment, often 3% to 3.5% of the price, plus closing costs of about 2% to 3%. The buying power quiz shows your numbers.
What credit score do I need?
Many FHA loans start at 580 and conventional loans at 620. A higher score usually gets you a better rate.
How is the buyer's agent paid?
You'll sign a written buyer agreement before touring homes that spells out how we're paid. Sometimes the seller covers it. We'll explain your options upfront.
Should I wait for rates to drop?
It depends on your situation. We'll show you the payment at today's rate so you can decide with real numbers.
